Yes. Once you add a property, you can invite tenants by email. They'll get a link to set up their account.
Free accounts will remain on the free tier with 1 property unless you choose to move to a paid tier. Paid tiers are available on Carwoods.com and, in the iOS app, as auto-renewing subscriptions purchased through Apple.
No. There are no contracts and no minimum commitment. Paid plans renew automatically — monthly or yearly — and you can cancel anytime.
You pay a flat fee for each property you manage — add more properties and your bill scales with you. There's no cap on the number of properties.
Each distinct rental property you add and manage in the portal counts as one property toward Pay as You Grow.
Yes. You can switch plans when your needs change. A subscription billed on Carwoods.com changes in your billing settings; one bought through Apple changes in your Apple Account subscription settings.
No — installing an app is optional. Tenants and landlords can always use the secure web portal in any browser. The Carwoods app is included on paid plans for faster maintenance and payment workflows plus push notifications, and is available for Android and iOS.
Elsa helps triage incoming maintenance requests, suggest safe next steps, and keep tenants updated — and her capabilities grow by the day. You approve escalations and stay in control of vendors and final decisions.
Not yet. Landlords record payments manually and tenants can view payment history today. Integrated online rent payments through the portal are coming soon.
The Carwoods app lets signed-in tenants and landlords handle maintenance requests (list, thread, reply, and photo attachments), view rent balance and payment history, pay rent when online collection is available, and receive push alerts for important updates. Other portal areas — leases, documents, admin tools — open inside the app when needed.
Yes. Paid plans include the Carwoods MCP (Model Context Protocol) server, so you can connect Claude, ChatGPT, Cursor, or another MCP-compatible AI app to your portfolio. The app sees only the data you approve and can create or update records only with change permissions you grant separately. The Free plan does not include connected AI apps.
