Application Required Documents
Answer a few quick questions to turn this page into a personalized document checklist, or jump straight to a topic from the table of contents.
All documents listed below are required for each adult applicant (18 years or older). Incomplete applications will not be processed. Providing documents does not guarantee approval. Documents are handled confidentially and used only for screening purposes. Please also review our Tenant Selection Criteria for full eligibility requirements.
Sensitive documents should be submitted only through the application or screening provider's secure upload process. Applicants may redact unrelated transaction details, account numbers except the last four digits, and non-relevant personal information from bank statements, provided the statement still verifies name, institution, dates, balances, and qualifying income deposits. Application and screening records are retained for five (5) years after the application decision and then securely destroyed; records are kept longer only when required by applicable law or an active legal process.
If you need a reasonable accommodation or modification during the application process, see the Reasonable accommodations & modifications section of our Tenant Selection Criteria for how to submit a request and how quickly we respond.
Carwoods is an Equal Housing Opportunity provider committed to fair housing. We do not discriminate based on race, color, religion, sex, familial status, national origin, disability, or any other class protected by applicable federal, state, or local law. Federal law prohibits discrimination based on sex, including sexual orientation and gender identity. The Texas Fair Housing Act provides parallel state-level protections. Reasonable accommodations and modifications are available under applicable law; you may request them through the channel described in the Reasonable accommodations section of our application materials.
Carwoods may use consumer reports when screening applications, including credit history, criminal history, eviction history, and rental history. If an adverse decision is based in whole or in part on a consumer report and an application is denied, you will receive a written adverse action notice with the screening company's contact information, your right to obtain a free copy of the report from the consumer-reporting agency, and your right to dispute incomplete or inaccurate information. The complete adverse action notice is provided with the denial communication itself—not on this website or marketing materials.

- Pets (if applicable): Clear photos of each pet and current vaccination records.
- Service Animals: Under the Fair Housing Act and Texas Property Code, service animals are dogs (or miniature horses) individually trained to perform specific tasks directly related to a person's disability. We will not request documentation proving the animal is a certified or trained service animal, nor will we require the animal to demonstrate its task. However, we may ask:
- Whether the applicant has a disability-related need for the animal (yes/no only — we will not ask for the nature or extent of the disability).
- What specific task or work the animal has been trained to perform.
- Emotional Support Animals (ESA) and Other Assistance Animals: When the disability-related need for an ESA or other assistance animal is not obvious or known, we may request reliable documentation from a licensed healthcare professional with personal knowledge of the applicant's disability-related need, including legitimate remote care where applicable. The letter must:
- Be written on the provider's official letterhead.
- Include the provider's name, license type, license number, state of licensure, and direct contact information.
- Confirm that the applicant has a disability (without disclosing the specific diagnosis).
- State that the animal provides disability-related support or therapeutic benefit.

No side payments are permitted.
10. If a Guarantor is Required
A guarantor signs a separate guaranty agreement (not the lease) and is only liable if the primary tenant defaults. Guarantors are accepted only when requested by management — see Tenant Selection Criteria for eligibility.
- Valid government-issued photo ID (color copy).
- SSN or taxpayer identification information may be required for screening and identity verification. - Signed guaranty agreement (provided by management; separate from the lease).
11. If a Co-Signer is Required
A co-signer is not the same as a guarantor. A co-signer signs the lease itself as a co-tenant and is jointly and severally liable for all lease obligations from day one — regardless of whether the primary tenant pays. Co-signers must meet the full applicant qualification standards. See Tenant Selection Criteria for eligibility.
