Model Context Protocol (MCP) server

Bring your own AI to your rental portfolio

Carwoods runs a hosted MCP server, so the AI assistant you already use — Claude, ChatGPT, Cursor, or any MCP-compatible app — can answer questions about your properties, leases, rent, and maintenance from your live Carwoods data and, with your permission, keep those records up to date.

Works with

Claude
ChatGPT
Cursor
Any MCP client with OAuth

Server URL

Add this URL as a custom connector or remote MCP server in your AI app. You'll be asked to sign in to Carwoods and approve access before anything is shared.

https://carwoods.com/api/mcp

Connect in three steps

  1. Add the connector

In your AI app's connector or MCP settings, add a custom connector and paste the Carwoods server URL.

  2. Sign in and approve

Sign in with your Carwoods landlord account and review exactly which data the app is asking to read and anything it is asking to change. Nothing is shared until you approve.

  3. Ask about your portfolio

Ask questions in plain language. Your AI app looks up the answers in your own Carwoods data, right inside the conversation — and, if you allowed changes, it can update records when you ask.

What your AI can read and change

Each app you connect asks for the permissions it needs, and you review them before approving. Read permissions let it look things up. Change permissions are listed separately, start unchecked, and are granted only if you select them.

Can read

  • View your properties

  • View your leases and tenants

  • View maintenance requests

  • View rent payments and ledgers

  • View property financials

  • View document metadata

  • View rental applications

  • View lease notices

  • View upkeep schedules and equipment

  • View help guides for using Carwoods

  • See what changed in your portfolio (a view-only feed of change events from the last 7 days)

Can make changes

Approve change permissions for this app. For unattended calls, also enable unattended actions; only eligible tools are allowed within your hourly limit.

  • Add and edit properties

  • Add and edit leases, tenants, and deposits, and message tenants

  • Create and update maintenance requests, reply to tenants, and log costs

  • Record and edit rent payments

  • Record and edit expenses, recurring expenses, and a property's market value

  • Edit document details and tenant sharing (never the file itself)

  • Add and edit upkeep items, equipment, and completions

  • Upload documents to your Document Center

Connected apps can't delete anything, create share links, change your account or payment settings, run a lease termination or move-out, settle a deposit, respond to notices, or decide on rental applications.

Try asking

  • Which leases end in the next 60 days?

  • List open maintenance requests by property, oldest first.

  • Which tenants still owe rent this month?

  • Compare net income across my properties for last quarter.

  • Log a $120 plumbing cost on the sink repair at 214 Elm St.

Secure by design

  • Every connected-app change requires your permission; declared unattended changes also use the eligibility checks and hourly limit

  • OAuth 2.1 sign-in with PKCE: your Carwoods password is never shared with the AI app

  • Limited to your own portfolio and the permissions you approve

  • Revoke any connected app instantly from your portal profile

  • Every call is logged for security and auditing

  • Connected apps cannot contact tenants, record rent payments, delete records, or modify tenant-assigned upkeep. Use the portal for those actions.

MCP server FAQ

The Model Context Protocol (MCP) is an open standard that lets AI assistants connect securely to outside tools and data. Carwoods' MCP server gives the AI assistant you choose access to your rental portfolio: it can look up the data you approve and, only with change permissions you grant separately, create and update records.

Any AI app that supports remote MCP servers with OAuth sign-in, including Claude, ChatGPT, and Cursor. Add Carwoods as a custom connector using the server URL https://carwoods.com/api/mcp.

Yes, after you approve the matching change permissions. Unattended calls additionally require the app’s unattended setting and are limited to eligible upkeep, cost bookkeeping and internal request messages. Tenant-facing messages, payments and deletions require an attended call. You can revoke the app from your profile.

Connecting your own AI apps is included on the paid landlord plans, Pay as You Grow and Pro. It is not included on the Free plan.

Open your profile in the Carwoods portal and revoke the app under Connected AI apps. Access ends immediately.

Yes, if you approve the "See what changed in your portfolio" permission. The app can then ask for a feed of recent change events, such as a new maintenance request, a payment received, or a lease nearing its end. An event points to the record it is about instead of copying it, the feed keeps the last 7 days, and the app only ever sees your own portfolio. This permission lets an app view the feed and nothing more.

Only if you turn on unattended actions for that app, which is off by default. Eligible tools cover internal upkeep, maintenance costs, expense bookkeeping and internal request messages, within your hourly limit (1 to 100 actions, 20 by default). Tenant-assigned upkeep and expense moves are blocked. Expense creation needs a retry key. The app declares unattended calls itself, so enable this only for apps you trust. You can switch it off or disconnect the app at any time.
